3 reasons your property site
doesn’t bring clients

·audit of 50+ property sites · 2024–25
  1. 01
    CATALOGUE UX

Property catalogue without proper filters or a map

The client is looking for a 2-3 bedroom flat in the £250-350k range in a particular part of Manchester with parking. On your site: 200 listings in a feed without filters by area, m², budget. They go to a competitor with a map + filters.

    78%
of clients drop off due to weak property filters
  2. 02
    TRUST

Stock renders instead of real photos

A listing with 5 developer renders from the studio, zero real shots of windows, views, interiors. The client is planning a £100-500k investment and gets no "feel" for the property. Without a 360° tour or video, the property feels risky.

    LANGUAGE

    Single-language site: losing foreign clients

Sell to UK buyers in clear English, and serve overseas demand on the same site. A resort or second-home agency needs English plus the buyer's own language to convert. An English-only site can leave overseas demand on the table.

A ready-made solution for a property platform in Albania

Domlivo is a platform for buying, renting and short-letting property in Albania. The brief went beyond an agency site: bring the property catalogue, search, filters, cities, property types, enquiries and a separate agent flow together in one system.

A turnkey solution for any estate agency, customised for your market.

We adapt the site to your sales model

The approach differs for a local agency with 50-200 listings and an international one with 1000+. The pricing tiers below cover both scenarios.

Local agency

  • A catalogue of flats, houses or commercial units
  • Filters by price, area, type and specs
  • Google Maps to show each location
  • Enquiry forms for a viewing or a consultation

International / multi-market

  • A multilingual site for buyers from different countries
  • Prices in several currencies
  • Dedicated pages for cities, districts and property types
  • CRM integration where needed

How it shows up on the site

Domlivo catalogue page

Catalogue with 12-parameter filters and a map

  • Filters: area, type, price, m², rooms, condition, balcony, parking
  • Google Maps with all listings at once
  • Price heatmap by area
  • Favourites persist between sessions
Domlivo contact form

Viewing enquiries

  • An enquiry straight from the property card
  • A matching form for budget and city
  • Separate flows for buying, renting and short-lets
  • The contact goes straight to an agent
Adding a property in the Domlivo admin panel

Adding properties to the platform

  • Agents and owners can submit a property through a form
  • The data lands in the right structure from the start
  • Listings get checked, then published
  • The site grows as a platform, not a shop window

What we build for property businesses

A ready foundation for your niche: a property catalogue, search, filters, enquiries, languages, currencies and content you can manage yourself.

A catalogue that sells properties

  • A clear structure for buying, renting and short-lets
  • Cards with price, photos, floor area, city and status
  • Listings read as offers, not a jumbled feed

Search without extra clicks

  • Filters by city, budget and property type
  • Clients find relevant options quickly
  • Fewer "what do you have within my budget?" questions

A site for local and overseas clients

  • Languages and currencies for each audience
  • Prices overseas buyers understand at a glance
  • One site you can advertise across several markets

Landings per market and type

  • "Apartments in [city]": its own SEO page
  • "Investment property": a separate landing
  • 50-200 programmatic landing pages
  • Each with its own SEO, language, currency

Lead routing by regional managers

  • Lead from Italy → Italian manager
  • Lead from Germany → German manager
  • Lead from overseas → the right local manager
  • Reapit / Alto / HubSpot

Admin panel without a developer

  • The agency adds new properties itself
  • Prices, photos and statuses are yours to update
  • No developer needed for every small change

We connect every property system

Calculator leads route to the regional manager via CRM routing. Properties from MLS feeds: auto-import. Viewing calendar: Calendly. Reservation payment: Stripe. Manager gets WhatsApp or Slack alerts. Zero leads lost to email spam.

FAQ

Can we use Domlivo as a reference and customise?
Yes. It’s our property reference template. Customisation for your market (languages, currencies, regional specifics, property types, local CRMs), 4-8 weeks depending on scope. Basic customisation, Pro Plus tier. Complex (new integrations, unique business logic), Custom.
How to connect an MLS feed for auto-import?
Depends on the portal. In the UK, listings flow through Rightmove and Zoopla feeds, connected via their official accounts. OnTheMarket adds a third route. Each integration runs £1,200-2,500. If you've no feed in place, you add properties manually via Sanity (5 min per property).
How to set up the mortgage calculator for different countries?
Local bank rates are stored in Sanity and updated via central bank data (the Bank of England base rate, plus the ECB for euro-area markets). The calculator picks rates by user geo-location or selected region. You can optionally configure "our rates" if you have partnerships with specific lenders.
Can we sell property online end-to-end?
Technically yes, but legally complex. Taking a reservation deposit (£1,000-5,000 via Stripe or GoCardless) to confirm intent is standard. The full transaction runs through a solicitor or escrow, not the site. DocuSign handles preliminary contracts. If you're an online-only agency, we wire up the full funnel.
How does geo-routing work? What does an Italian client see?
First visit to domlivo.com → IP identifies Italy → redirect to /it/ with EUR pricing. Saved in cookie, next visit goes directly. The user can switch language / currency manually (saved in cookie). SEO works correctly: hreflang tells Google /it/ is for Italy, /en/ is global.
